Kronos Office Building is expected to achieve LEED Gold for Operations and Maintenance

Kronos Office Building is currently targeted to achieve LEED certification (Leadership in Energy and Environmental Design), with the goal of achieving LEED Gold for Operational and Maintenance (O+M) v4.1, which prioritizes building efficiency, decreases operational costs, increases asset value, and ensures productivity, comfort, health, and wellbeing for occupants.

Energy Performance

By using an integration of high-performance building design, which includes the building envelope, air conditioning, lighting, and BMS, we can apply the energy-saving measures that have helped reduce the building’s energy consumption. This not only leads to lower utility bills, but also contributes to a healthier environment by reducing carbon emissions.

Transportation Performance

Kronos Office Building is located in North Sathorn Road, Bangkok within walking distance of Silom Road and close to BTS Sala Daeng, MRT Silom Station and Lumphini Station. Its location at the heart of Sathorn Road also provides pedestrian access to surrounding bus stops. Providing multimodal transportation choices encourages the building’s occupants to substitute use of private cars, to reduce greenhouse gas emissions, air pollution and traffic congestion.

Indoor Environmental Quality

Indoor environmental quality occupant surveys were conducted, assessed, and responded to, in order to maintain building occupant satisfaction. Additionally, CO2 and TVOC levels in all tenants’ spaces were tested to ensure verify the appropriate air quality.

Light Pollution Reduction

The building’s exterior lighting along the site boundary has been tested and adjusted to prevent light spillage that could disturb nearby neighborhoods and illuminate the night sky.

Water Performance

Existing sanitary water fixtures and fittings have been adjusted for water-saving measures, and some of them have been replaced with the most recent water-saving models to minimize potable water use for indoor water consumption.

Enhance Refrigerant Management

Kronos Office Building prohibits using of CFC based refrigerant in HVAC and Refrigeration systems and uses alternatives with low ozone depletion and global warming potential to mitigate environmental impacts.

Waste Performance

Kronos Office Building provides separating recycling bins to collect various recyclable wastes including paper, corrugated paper, metals, plastics, glass and electronic durable goods to promote waste separation and reduce waste to landfill.
